Residential Architecture with ZARQ Studio

House Design Perth

START YOUR PROJECT

We design new homes, renovations, extensions and interiors – guiding custom home design projects from ideation through to documentation, approvals, tendering, and construction support.

Before we start planning your home, we start by getting to know you – your lifestyle, what matters to you, what you love, and what you don’t – your routines, your preferences, your priorities, and what home means to your family.

The design starts with you.

At ZARQ, even the smallest details are considered. From how you arrive home, where you have your morning coffee, to where everything lives when it’s not in use, and how the space grows and evolves with you over time.

We lead the process step by step, helping shape your vision, guide key decisions, and ensure every stage is moving toward an outcome that feels cohesive and aligned with your goals, dreams, and budget.

Designing or transforming a home is a significant investment.
There are a lot of decisions to make and moving parts to bring together along the way.
But with the right structure and support, it doesn’t have to be stressful.
In fact, it should feel exciting. At ZARQ, we take that seriously.

This is an exciting chapter of your life.

How we work

All projects move through a series of stages, from early concept through to completion – allowing for a clear, well-managed process from beginning to end.

Services Accordion

First, we listen.

This initial stage is designed to give us a broad understanding of your project – whether you're planning a new home or renovation, where the site is located, what your vision looks like, and what's driving the project.

It's also an opportunity for you to ask questions and understand how we work.

If the project feels aligned, we then move into a more detailed client briefing process where we unpack things more thoroughly, discuss budget, and prepare a tailored services proposal.

Once formally engaged, we typically begin with a site meeting to assess the opportunities and constraints that will shape the design process.

This is where the project begins to take form. Early ideas are explored through a combination of hand sketching, digital modelling, and design testing before being translated into more resolved plans and 3D visuals.

By the end of this stage, you'll have a strong sense of the project's overall direction, along with the ability to visualise the space, understand its flow, and move forward with confidence.

This stage typically includes:

  • Project briefing and concept exploration
  • Early spatial planning and layout development
  • Hand sketching and 3D design exploration
  • Preliminary plans and architectural direction
  • Visual presentation material and design refinement

The goal: A clear design concept and a strong architectural foundation for the project.

Where required, this stage involves preparing the design proposal for submission to the relevant local authority in order to obtain development approval. This includes the preparation of architectural drawings, diagrams, and supporting information required for assessment.

Town planning timeframes can vary, but this stage is an important part of ensuring the project can move forward with greater certainty and fewer avoidable setbacks.

This stage typically includes:

  • Development Application documentation
  • Planning drawings and supporting diagrams
  • Written planning justification where required
  • Submission coordination and authority response support

The goal: A planning-ready submission designed to move the project through the approval process as smoothly as possible.

Once the design is established and planning approval is in place, we begin refining the project in much greater detail. This is where the design is tested and strengthened across both practical and aesthetic decisions.

We often begin coordinating specialist consultants at this stage — including engineers, cost consultants, and landscape designers where required — while also working closely with you to shape key decisions around finishes, fixtures and fittings.

This stage typically includes:

  • Detailed design refinement
  • Coordination with specialist consultants
  • Exterior and interior finish direction
  • Fixtures, fittings, and material selection input
  • Builder engagement strategy and tender preparation direction

The goal: A well-resolved design with the detail and direction needed to move confidently toward construction.

This stage allows us to focus more deeply on the internal experience of the home — ensuring the interior feels cohesive, tailored, and aligned with the broader architectural vision.

We begin by understanding how you want to live in and use the space, then translate that into a refined interior direction through careful product selection, detailing, and design development.

This stage typically includes:

  • Interior briefing and spatial considerations
  • Material and finish selections
  • Fixtures, fittings, and hardware selection
  • Joinery and interior detailing input
  • Product research and curated interior schedules

The goal: A refined and cohesive interior experience that feels considered down to the details.

Once the design has been resolved, we move into the technical documentation required to price, approve, and build the project. This stage translates the design into a comprehensive set of drawings, schedules, and specifications that communicate the project clearly for construction.

It also brings together input from key consultants such as structural and mechanical engineers, energy assessors, and certifiers where required.

This stage typically includes:

  • Detailed architectural drawing package
  • Construction drawings and specifications
  • Lighting plans, electrical setouts, and technical detailing
  • Consultant coordination and integration
  • Documentation required for pricing and building licence pathways

The goal: A clear, comprehensive documentation package designed to support an accurate and well-executed build.

During construction, we offer a contract administration service that provides ongoing architectural oversight from site commencement through to completion. At this stage, we act as your advocate on-site — helping resolve issues as they arise, reviewing the work in progress, and ensuring the built outcome remains aligned with the intent of the documentation.

This stage typically includes:

  • Site attendance and progress reviews
  • Liaison with builder and consultants
  • Review of shop drawings and samples
  • General administration of the building contract
  • Verification of progress claims and construction-stage support

The goal: Greater confidence that the final built result reflects the quality, detail, and intent of the original design.

Investment

Every residential house design project is unique, and fees are tailored based on project scope, complexity, and level of service required.

As a guide, full-service residential architectural engagements typically start from $120,000+.

A tailored services proposal is prepared following the initial consultation and project briefing process.

BOOK A CALL WITH ZARQ

– Janelle | Alma Rd Residences

"Zac is a fantastic architect and designer. We had a specific brief about creating 2 townhouses side by side that were "sisters but not twins!" He spent a lot of time meeting each of our requirements whilst also keeping in line with town planning standards – which meant that our planning process with the council was, dare I say, easy! A lot of this came down to the architectural quality, which the council's design committee could not fault. Highly recommend!"

Do I need to engage all stages?

Not always. While ZARQ Studio is designed as a full-service architectural pathway, some clients engage us for selected stages depending on where their house design Perth is currently at.

Do you work with renovations and extensions?

Yes. We work across both new homes and alterations, tailoring the approach to suit the nature and complexity of the project.

When should I get in touch?

Ideally, as early as possible. Early involvement helps create clarity before major decisions are made and often leads to a more considered overall outcome.

Can you help with planning approvals?

Yes. Where required, town planning and council approval pathways form part of our core service offering.

What happens after the initial consultation?

If the project feels aligned, we move into a more detailed briefing process before preparing a tailored services proposal and plan to move forward.

Do you offer custom home design in Perth?

Yes. Every project at ZARQ is bespoke — we don't work from stock plans. Whether you're building a new home from the ground up or reimagining an existing space, every custom home design is tailored to your site, lifestyle, and budget.
