Hiring an Architect in Perth

We get it, engaging an architect is a big decision. There’s a lot to think about. Fees, process, timing, who to work with, and whether it’s the right step for your project.

At ZARQ, we believe in being open, straightforward, and easy to work with - so we’ve answered some of the questions we’re most commonly asked below. If you’re still unsure about anything, feel free to reach out.

Frequently Asked Questions

Ideally, as early as possible. The earlier we're involved, the more opportunity there is to shape the project properly — from layout and orientation through to budget, planning, and overall design direction. Early involvement often leads to better outcomes and helps avoid unnecessary changes or costs later.

Not at all. Most clients come to us with a mix of ideas, questions, and unknowns. You don't need to have everything resolved — that's part of what we help with. Whether you're still exploring or ready to move forward, we can help guide the next step.

Absolutely. Not every project fits neatly into a box. Whether you're deciding between Design Review, a full architectural service, or just trying to understand what's realistic, we can help point you in the right direction.

Not necessarily. While many of our projects are highly considered and design-led, what matters most is not just the size of the project, but the intention behind it. We work best with clients who value thoughtful design, clear communication, and a collaborative process.

We're based in Perth and primarily work on projects locally. If your project is outside of that area, feel free to get in touch and we can let you know if it's something we can assist with.

Our fees are typically structured as a percentage of the construction value (excluding GST) and are broken down across the key stages of the project. This approach tends to be the most accurate reflection of the time, level of detail, and documentation required to deliver the project properly.

Before we begin, we agree on an estimated construction value so there's clarity around scope and expectations from the outset.

Sometimes, yes. If the scope, size, or complexity of the project changes, the fee may be adjusted to reflect the additional work involved. Additional fees are usually linked to changes in scope, and may include:

  • The type of building contract selected, which may require additional administration
  • Significant design changes after sign-off
  • Increases in project size or complexity
  • Additional drawings or revisions
  • Extended coordination with consultants or builders

We'll always communicate any changes clearly before proceeding.

That's completely fine — it's a common starting point. We can help unpack your brief and, where needed, carry out a feasibility study to establish a more realistic budget range. As a general guide, larger budgets tend to result in a lower fee percentage, while smaller or more complex projects may require a higher percentage due to the level of detail involved.

Most projects move through a series of design stages, with each stage adding more detail and refinement as we go along. There are clear deliverables and sign-off points along the way, so you always know where things are at and what's coming next.

We're involved from early concept through to documentation, builder coordination, and construction support where required — so you're guided through the full process.

Every project is different, but as a general guide:

  • Design through to documentation: 6–12 months
  • New build projects: 12–18 months total
  • Planning approvals: typically 3–4 months within that timeframe

Timelines depend on project complexity, approvals, and how quickly decisions are made.

Changes are a normal part of many projects. If adjustments are needed, we'll guide you through them and explain how they may affect design, timeline, or fees — so you can make informed decisions before anything moves forward.

There's no one-size answer, but generally, a custom-designed home or renovation will cost more than a standard or volume-built option — because it's tailored specifically to your site, your brief, and how you want to live.

As a rough guide, recent extension projects have ranged between $5,500–$7,500+ per m² (plus GST), but actual costs vary depending on scope, materials, and complexity.

Construction Budget refers to the cost of building the project, including builder margin and contingencies.

Architectural Fees cover design, documentation, coordination, and project support.

Total Project Cost is the full investment — including construction, fees, consultants, approvals, and associated costs.

A good architect improves more than just how something looks. We help shape how a space functions, flows, and feels — from layout and natural light through to long-term usability and overall experience. Well-designed homes also tend to perform better over time, both in how they're lived in and how they're valued.

Yes. We work with builders who care about quality, detail, and delivering a strong end result — just like us. As the project develops, we can help guide builder selection based on your specific project, budget, and goals.

Absolutely. We're happy to collaborate with your builder, draftsperson, interior designer, or other consultants where appropriate. We also place a strong emphasis on working with the right team for each project — and where needed, we'll help guide or vet key consultants to ensure they align with the level of quality, communication, and delivery the project requires.

Yes. Planning and approvals are a common part of the process, and we can assist with preparing the required documentation and navigating the relevant pathways depending on your project.

Both can be involved in residential projects, but there are some key differences. Architects are formally registered, have completed extensive training, and are regulated by a professional board — which comes with a higher level of accountability around design, documentation, and project delivery.

Building designers can still offer valuable services depending on the project, but the level of training, registration, and scope of service can vary. In general, if you're looking for a more considered, design-led outcome and guidance across the full project, an architect provides a more comprehensive service.
